GLVAR unveils plans for its new headquarters building in SW LV

GLVAR_t730The Greater Las Vegas Association of REALTORS® (GLVAR) plans to move into a new home in late Fall of 2017.  Located just north of Sunset Rd on Rainbow Boulevard, near the 215, GLVAR’s new headquarters will feature classrooms big enough to seat 300 members, and accommodate member services. Construction is slated to start in January 2017.

The 30,000 square foot facility will be constructed as a two-story, concrete tilt-up building. It will be built with a focus on Leadership in Energy and Environment Design (LEED).  LEED-certified buildings are resource efficient.  They use less water and energy and reduce greenhouse gas emissions, thereby saving money.  Windows will adorn the southern portion of the building facing Rainbow Blvd. The exterior color scheme of tan and brown are designed to blend in with the surrounding desert environment.  There will be plenty of parking, with approximately 380 spaces surrounding the building.

The renderings are preliminary and do not represent what the final building will look like.  The design team will continue to work with the architect and general contractor to provide input on the interior and exterior design, incorporating elements that will foster community-building among members.  Current plans call for an open space environment, with inside and outside areas for members to collaborate.  Plans also call for opening up the space in the new building for use by other organizations as a strategy for collaboration and non-dues revenue generation.

Crossroads Center Renews Two Tenants

M&S Limited Partners Disposes of Two Office Buildings

CBRECBRE announced the sale of two office buildings located at 6431 and 6465 W. Sahara Avenue, Las Vegas, NV 89146. Charles Moore, CSM, Marlene Fujita-Winkel, CCIM and Bart Debuono of CBRE’s Las Vegas office represented the sellers, M&S Limited Partnership, in the $1,825,000 transaction for the 6431 W. Sahara property encompassing 14,101 square feet, and T&S Limited Partnership in the $1,200,000 transaction for the 6465 W. Sahara building encompassing 9,344 square feet. The buyer was represented by Cody Lewis of Realty One Group.

The two buildings are situated adjacent to each other near the corner of Sahara Avenue and Torrey Pines Drive.  “Both of these properties are one hundred percent leased, making them highly attractive to the buyer,” said Fujita-Winkel.

Market Softening But Still Positive: Colliers Las Vegas Releases Second Quarter Market Report

Colliers LogoColliers International Las Vegas announced today the release of their second quarter market reports. While Southern Nevada’s commercial real estate market showed some softening at the mid-point of 2016, it remained positive overall. The industrial market continued to expand, posting slightly lower net absorption than in the previous quarter, but still enough to push the industrial vacancy rate down to 5.5 percent. The average asking rental rate for industrial space dropped at mid-year to $0.62 per square foot on a monthly basis, the first such drop in four quarters. “We think net absorption will remain positive for the remainder of 2016, but will not keep up with new completions,” remarked John Stater, the research manager of Colliers International’s Las Vegas office.

Lied Institute Apartment Market Trends Report

Lied Institute UNLVThe Las Vegas apartment market saw an increase in the average asking rent and a decrease in the vacancy rate this quarter, according to data from the Lied Institute’s Apartment Market Trends report.  This was the sixth consecutive quarter where the average asking rent increased.  This quarter saw a 1.5% increase in the average asking rent and the average asking rent is now $880.

Panel discussion by local real estate gurus highlights Sept. 28 CALV Symposium for real estate pros

CALVA lively panel discussion by local real estate gurus will highlight a commercial real estate symposium being presented Sept. 28 by the Commercial Alliance Las Vegas (CALV).
 
CALV is hosting its 11th annual Commercial Alliance Educational Symposium from 7:30 a.m. to 4 p.m. on Wednesday, Sept. 28, at the Gold Coast hotel-casino for commercial real estate professionals in Nevada and neighboring states.
 
In addition to educational sessions where real estate professionals can earn continuing education credits to help them maintain their real estate licenses, members of the media and the public are invited to attend the annual luncheon and panel discussion.
 
The luncheon panel discussion is billed as “Las Vegas Real Estate Legends – When Cocktail Napkins Were Contracts III.” It continues a tradition of featuring longtime local real estate legends and industry veterans discussing how the local industry and community have evolved over the decades. Scheduled panelists include longtime local developer Randy Black Sr. and Las Vegas business leader Terry Wright. The moderator is Las Vegas commercial real estate broker Kevin Higgins, SIOR. Panelists will take questions from the audience.
 
The symposium will include morning and afternoon classes taught by nationally known commercial real estate instructors. Instructor Rick Kolster will teach a morning keynote class called “Strategic Planning for Your Career and Business.” During the afternoon, Gene Trowbridge will present a class on “Crowdfunding for Real Estate,” while CALV President Soozi Jones Walker, SIOR and CCIM, will teach a course called “Law and Legislative Update – I am a Commercial Agent: How Does It Affect Me?”
 
Real estate professionals can earn up to six hours of continuing education credits by attending the classes. Participants will also be treated to a continental breakfast.
