Mandelbaum MOB Buys Las Vegas Tech Center Plaza

Charles Moore, CSM, Marlene Fujita-Winkel and Bart DeBuono of CBRE’s Las Vegas office represented the seller, CW Capital, in the $4,750,000 transaction encompassing 57,851 square feet. The buyer, Mandelbaum MOB, LLC, did not have representation.

The property is across the street from Mountain View Hospital near the intersection of U.S. Highway 95 and Cheyenne Avenue.

CBRE Las Vegas Represents Torchlight In Sale Of City Center West A

CBRE New Logo 2016CBRE announces today the sale of City Center West A, an office building located at 7201 W. Lake Mead Boulevard, Las Vegas, NV 89128. Charles Moore, CSM, Marlene Fujita-Winkel and Bart DeBuono of CBRE’s Las Vegas office represented the seller, Torchlight, in the $13,750,000 transaction encompassing 105,761 square feet. The buyer, RFII Acquisitions, LLC, did not have representation.

The property is adjacent to U.S. Highway 95 and is situated near the corner of W. Lake Mead Boulevard and Tenaya Way.

CBRE Arranges $45 Million in Financing for the Palms at Peccole Ranch

CBRECBRE Capital Markets’ Debt & Structured Finance team has arranged $44.6 million in acquisition financing for The Palms at Peccole Ranch Apartment Homes, a 404-unit, garden-style apartment community located at 9599 West Charleston Blvd in Las Vegas, Nevada.

Andrew Behrens and Jesse Weber of CBRE’s San Francisco office secured the ten-year, floating-rate Fannie Mae loan on behalf of DiNapoli Capital Partners.

“The acquisition of Palms at Peccole Ranch is a great fit for DCP’s value-add strategy. The property has great potential to generate healthy yields not only from DCP’s renovation plan but also from the underlying growth we are seeking in the market,” said Mr. Behrens.

The Palms at Peccole Ranch consists of 404 residential units in 29 buildings within the Peccole Ranch master-planned community. Units boast wonderful amenities such as 9-foot ceilings, full-sized washers and dryers, walk-in closets, private balcony/patio, and fireplaces (select units). Residents can enjoy community amenities such as two resort-style swimming pools, lap pool, two spas, a 24-hr fitness center, barbeque areas, a clubhouse, a dog park, and optional detached garages. They can also enjoy the amenities offered by the master-planned community such as a 22-hole disc golf course, walking and biking trails, tennis courts, and basketball courts.

The Palms at Peccole Ranch is located 10 miles west of the Las Vegas Strip and Downtown Las Vegas. The sale of a single-tenant office building located 2534 Anthem Village Dr., Henderson, NV 89052. Charles Moore, CSM, and Marlene Fujita-Winkel of CBRE’s Las Vegas office represented the buyer, Conejo Valley Properties, a California LLC, in the $1,261,000 transaction encompassing 5,040 square feet. The seller, Robison Seidler Inc, was represented by Eric Larkin of NAI.

The sale of Sahara Rainbow Center, a retail center located at 2350 S. Rainbow Blvd., Las Vegas, NV 89146. Charles Moore, CSM, and Marlene Fujita-Winkel of CBRE’s Las Vegas office represented the seller, Ominet Sahara, LLC, in the $7,850,000 transaction encompassing 54,924 square feet. The buyer, The Canzoneri Family Trust, was represented by Robert Ybarra, also of CBRE’s Las Vegas office. The property is situated near the corner of Rainbow Boulevard and Sahara Avenue, and according to Fujita-Winkel, is 87 percent leased.

The sale of a vacant building located 4495 S. Pecos Rd., Las Vegas, NV 89121. Charles Moore, CSM, and Marlene Fujita-Winkel of CBRE’s Las Vegas office represented the seller, Wayward Properties, Inc., in the $1,335,000 transaction encompassing 9,454 square feet. The buyer, SSWD Revocable Trust, was represented by Michelle Manley of Award Realty. The property is located near the corner of Pecos Road and Harmon Avenue.

CBRE Brokers $4.75 Million Sale of Office Building

CBRECBRE announced  the sale of an office building located 6650 Via Austi Parkway, Las Vegas, NV 89119. Charles Moore, CSM, Marlene Fujita-Winkel and Bart DeBuono of CBRE’s Las Vegas office represented the seller, DIG MCC, LLC, in the $4,750,000 transaction encompassing 14,831 square feet. The buyer, Oil Valley Petroleum LLC, did not have broker representation.

“This is a fully leased building in the Marnell Corporate Center that transacted at one of the highest price-per-square-foot levels since the recession,” said Fujita-Winkel.
